Kerlan-Jobe Orthopaedic Clinc (KJOC) partnered together with St. John’s Health Center engaged MJP to renovate an existing five-story clinic at the Howard Hughes Center in Los Angeles.  The scope of the project includes major renovations to an existing clinic and imaging center to become OSHPD-3 compliant as well as improve patient flow and the patient’s experience.  The renovation also includes physician’s offices, conference center, foundation and business offices, medical records, materials management and th emain server room.  The total area of the affected areas is approximately 55,000 square feet.

With programming and visioning complete, the project is currently in the pre-schematic phase. One of the priorities the project is to consolidate the client’s unused and underutilized space.   Multiple scenarios were developed to present to the client.  For each scenario, a ROM budget was given in order to help the client make decisions on the best way to proceed to the next phase.

The existing building was not designed for OSHPD 3 occupancies and as such, has a non-compliant HVAC system. We advocated on the clients’ behalf with Licensing, to allow the existing HVAC system to remain.  Licensing accepted the argument we put forth and we saved the client hundreds of thousands of dollars.
